The Homecoming performance at the Biloxi Saenger Theatre — a building that has been dark since 2018, that a volunteer crew polished and swept in May, that Nataliya Molsbee will open with an Ave Maria — returns to Reynoir Street in exactly seven days. But that's next week. This weekend is its own thing.
Friday night, Hinder plays Hard Rock Live in Biloxi — 8 PM, the stage that gets the full room treatment, not the lounge. The Coast has blues rooms doing their Saturday thing. The Ocean Springs Fresh Market has the Saturday morning locked down on L&N Depot Plaza. The Ground Zero Fuego Latin Night is a late-Friday option that doesn't need any explaining if your idea of a good Friday is bachata at 10 PM with a $5 cover.

Rates jumped back sharply last week — biggest single-week move in months. Hurricane season opened Sunday, June 1 — if you're closing on a coastal property and your wind/hail coverage isn't bound yet, the binding window for named storms is 5–10 days of warning. Call your agent today.
House of the Week — Long Beach (beachfront, Gold Fortified)
Long Beach doesn't come up often in the House of the Week rotation, and it should. The town sits between Gulfport and Pass Christian — quieter than either, closer to the beach than most of Gulfport's neighborhoods, and genuinely affordable on a per-foot basis for what you get when you're looking at water.
SeaRenity is a new beachfront community in Long Beach built to the Gold Fortified Standard — the highest wind-resistance rating available for residential construction in Mississippi, requiring reinforced roof-to-wall and wall-to-foundation connections that meet or exceed Florida Building Code for storms. Four beachfront homes, four beach-view homes. New construction, which means modern mechanicals, modern windows, and insurance that starts cleaner than a 1960 renovation.
On a coast where the headline real estate stories are usually historic bones and Katrina survival, a new-construction Gold Fortified beachfront in Long Beach is a different kind of story. It's the answer to the question buyers keep asking — "how do I get close to the water without inheriting all the water's history?"
Why we picked it: New construction, Gold Fortified, beachfront, Long Beach — all four of those in one sentence are rare. And we haven't featured Long Beach yet.

Short answer: it makes a real difference. A Gold Fortified designation — issued by the Insurance Institute for Business & Home Safety (IBHS) — typically earns a meaningful discount from Mississippi's commercial windstorm market and from the Mississippi Windstorm Underwriting Association (MWUA), the wind pool of last resort for properties carriers won't otherwise bind. The discount varies by carrier and underwriter, but on a coastal property where wind premiums can run thousands of dollars per year, the spread adds up fast. The fortification designation also typically speeds up the claims process because the construction documentation is already on file. If you're building new on the Coast and you're not in a conversation about Fortified designation with your contractor and your insurance agent simultaneously, start that conversation now.

Building the next generation at the shipyard
The Mississippi Gulf Coast has a quiet superpower that doesn't make the tourism brochures: it builds things. Huntington Ingalls Industries employs tens of thousands across the Pascagoula shipyard. Stennis Space Center tests rocket engines for NASA and private space programs. The maritime industrial spine of this coast is real, and it is hiring.
Trident Maritime Systems marked that reality last month when it held its second annual U.S. Navy Talent Pipeline Program ceremony, recognizing the next generation of maritime workers from the Gulf Coast workforce — young workers from Harrison and Jackson County entering skilled trades in a sector that is actively recruiting and actively paying Coast wages.
Shipbuilding doesn't show up in the food-and-festival conversation the way it should. But if you're a Coast parent wondering what a post-high-school path looks like that doesn't require a four-year degree and $60K in debt, the shipyard and the maritime trades are the answer that's been there all along.
