Good Thursday morning from The Seawall. The most famous dog in the Gulf South just moved to Ocean Springs — at least for a while.

George Rodrigue's Blue Dog — that wide-eyed, unblinking blue figure that stared out of a thousand Louisiana galleries and became one of the most recognizable images the Gulf South ever produced — has come to the Walter Anderson Museum of Art. "The Bayou Collection" opened Monday and this is its first full weekend on the walls, a few blocks from where Walter Anderson painted his own wild version of this coast. Two Gulf South originals under one roof. That's worth the $10 and the drive.

And it's not the only reason to be out. The Biloxi Shuckers are home all three nights against the Pensacola Blue Wahoos — the cheapest, easiest family answer on the calendar, with fireworks Friday. Saturday night in a downtown Biloxi blues room, the Kudzu Kings — the Oxford jam band that's been making Mississippi dance for thirty years — take over Ground Zero. And if you want the big arena show, Lil Wayne's at the Coliseum Friday.

Add a brand-new marquee art exhibit, three nights of baseball, and blues you can walk to, and this is a weekend with something for everybody. Full guide below — plus a beachfront house on Belle Fontaine that just cut its price, and a shelter dog named Torin who has waited entirely too long.

Anderson painted this coast like it was on fire. Rodrigue painted a dog that couldn't stop watching you. Put them in the same building and you've got the two ways the Gulf South has always looked at itself — wide open, and a little haunted.

Aim the outdoor stuff — markets, Ship Island, the ballpark — at morning or after sundown, drink more water than you think you need, and keep the air-conditioned aces (the Aquarium, WAMA and the Blue Dog, a matinee) in your back pocket for the worst of the afternoon.

Rates are holding in the mid-6s — 6.69% on the 30-year, 6.01% on the 15-year, right about where they sat a year ago, with no clean trend either way. Nobody should time a purchase around a single week's number; if the house and the payment work, they work. The quieter, better story is still underneath the rate line: inventory keeps climbing and price cuts are showing up in every county. More homes, softer asks, and rates that aren't going anywhere fast — that's a patient buyer's market, and a good one to be shopping in as the calendar cools toward fall.

"Half the listings we like down here say 'golf cart community' with an HOA fee. Are those worth it, or is it just extra money every month?"

Depends what the fee actually buys — and on the Coast, sometimes it buys a lot. A place like the Gulf Hills area of Ocean Springs isn't just an HOA line item — it's a golf course, a pool, a restaurant and bar, boat launches, and streets full of people who actually use their golf carts. On the other end of the scale, this week's House of the Week carries an HOA of $17 a month, which buys you almost nothing and isn't meant to. That's the range. When the fee funds real amenities you'll use and it keeps the neighborhood looking like itself, it's often money well spent. The questions to ask before you fall for the lifestyle: what exactly does the fee cover, is it going up (ask for the last few years of HOA financials and minutes), are there any special assessments looming, and — this is the Coast — does the HOA carry its own wind/flood policy on common areas, or does that fall to you? A good amenity community is one of the best deals in Coast real estate. A poorly-run HOA is a monthly bill for someone else's deferred maintenance. Read the docs before you sign. 🏡 House of the Week — Ocean Springs

Belle Fontaine Drive runs out along the water east of Ocean Springs, and the houses on the south side of it don't have neighbors across the street — they have the Mississippi Sound. 7613 sits on that stretch with its own beach in front of it and about eight-tenths of an acre underneath it.

Two stories, built in 2006, and clearly drawn around the view: the primary suite is downstairs and opens straight onto the balcony, which runs long enough to put a table on and watch the sun go down over the water. Out back there's a black-bottom saltwater pool, a swing, and enough shaded corners that you could turn twelve people loose and nobody's crowded. It's being sold fully furnished — walk in with a duffel bag.

And here's the part that makes it this week's story: it came on the market in late May at $897,777, and the ask just dropped $20,777. That's exactly what we were talking about a few paragraphs up — inventory climbing, sellers moving off their first number. It's happening at the top of the market too.

🐾 Pet Adoption — Humane Society of South Mississippi (Gulfport)

Meet Torin — a retriever mix at HSSM, and one of the best dogs nobody's taken home yet.

Torin came in as a stray in November 2023. Do that math: he's spent most of two years at the shelter. Not because anything's wrong with him — he's heartworm-negative, neutered, fully vetted, and by every account a joy: the kind of dog who reads the room in a playgroup, wrestling with the rowdy crew one minute and lying down with the calm ones the next. He's had two adoptions fall through, neither his fault — one home had a cat, one had a dog he didn't click with. So he came back, and he waited. Some dogs just need the exactly-right house, and his is still out there. If you've got room for a social, good-natured dog who has been patient longer than any dog should have to be, go meet Torin.
