Good Thursday morning from The Seawall. The recovery weekend is here — and it has a good lineup.
Saturday night: Jazz on the Coast at the Biloxi Saenger — Blackwater Brass, New Orleans piano prodigy River Eckert, and musicians from the Preservation Hall tradition. Doors at 5 PM, runs until 10:30. The evening opens with a brass band second-line procession. Tickets from $28.52 on Eventbrite. This is the weekend's anchor and the right way to close out a rough week on the Coast.
All weekend: Scrapin' the Coast takes over the Mississippi Coast Coliseum — custom trucks, lowriders, bikes, vendors, live entertainment. One of the largest custom vehicle shows in the South, back in Biloxi for another year.
Sunday: Our Lady of the Gulf Crab Festival opens in Bay St. Louis. Live music, arts and crafts, crab races, a $15,000 drawdown, and rides. Runs through July 1. The Crab Festival is Bay St. Louis tradition — the kind of thing that's been happening long enough that people plan their summer calendar around it.
And Monday: the Mississippi Deep Sea Fishing Rodeo begins in Gulfport — fish weigh-ins, carnival rides, fireworks, July 4th week officially underway.
Full guide below, plus a three-story Italian villa under live oaks on East Beach Boulevard in Long Beach, and a senior animal at JCAS in Gautier who is waiting.

SudsyCo Rentals makes washer and dryer rentals easy on the Coast — simple monthly pricing, quick delivery, and no giant upfront appliance bill. If you need a washer, a dryer, or both, this is the easiest way to get set up without the usual hassle.
If last week was about introducing ourselves, this week is more about getting into rhythm.
And the rhythm right now looks pretty Coast-like: a little activity, a little local color, and a few reasons to leave the house before the weekend gets away from you.

☀️ Coast Forecast — Fri June 26 through Sun June 28
The sun is back. That's not a small thing after the week we just had.
Friday, June 26: High near 89°F. Sunny. West wind 5–10 mph turning south. Low around 79°F overnight.
Saturday, June 27: High near 89°F. Sunny. South wind 5–15 mph. Low around 80°F.
Sunday, June 28: High near 89°F. Sunny. South wind 5–10 mph.
After Tropical Storm Arthur dropped more than a foot of rain across south Mississippi in less than 12 hours, a three-day run of sunny Gulf Coast summer is about as clean a rebound as you get. This is the weekend to be outside — or at the Saenger, or at the Coliseum, or on the Hard Rock waterfront Friday night.
Everything outdoors this weekend is operating in ideal conditions. No rain app required.

Real Estate on the Coast
Freddie Mac PMMS — most recent rates available:
30-year fixed: 6.52% (week ending June 12, 2026 · ↑ +4 bps)
15-year fixed: 5.84% (↑ +5 bps)
The post-storm week is a natural reset moment for the real estate market. Buyers who paused around the flooding are coming back to the table. Properties that were showing are re-activating. If you've been waiting to start a serious search on the Coast, the next few weeks are a reasonable time to pick it back up — inventory is still healthy and sellers who were hoping for a pre-summer deal are now in summer.
Reader Question of the Week
"We love Long Beach but haven't seen it get much attention. Is it underrated?"
Yes. Deliberately so by many of the people who live there.
Long Beach sits between Gulfport and Pass Christian and tends to be overshadowed by both — Gulfport has the port and the commercial energy, Pass Christian has the magazine-cover historic homes on Scenic Drive. Long Beach has neither of those things, which is most of its appeal to the people who choose it.
The Harbor, the yacht club, the easy access to Ship Island, the quieter stretch of Beach Boulevard, the good schools — Long Beach is the Gulf Coast neighborhood that doesn't need to explain itself to the people who are looking for it. If you've been searching Pass Christian and coming up short on price, Long Beach is the natural next conversation.

🏡 House of the Week — Long Beach
There are houses on the Gulf Coast and there are Gulf-front houses. 1100 East Beach Boulevard is the second kind — directly on the water, with the Gulf of Mexico visible from the upper floors and the kind of live oak canopy out front that took decades to grow and couldn't be replicated at any price.
The house itself is a three-story Italian villa-inspired residence, built in 2008, with four bedrooms and three and a half baths across 3,744 square feet. Old World charm meets modern coastal living. Bookcases. Crown molding. Bar and wet bar. Entrance foyer. His-and-hers closets. Soaking tub. Granite counters. Kitchen island. High ceilings throughout. An elevator that serves all three levels.
The primary bedroom is on the second level. The three additional bedrooms are on the third. The live oaks are out front. The Gulf is out back.
This one has been on the market since April. At $980,000 and $262 per square foot for Gulf-front construction of this quality, the seller's position is defensible. HOA is $533/month. Flood Factor 6/10 — flood insurance is part of the conversation.
The numbers: $980,000 · $262/sqft · Built 2008 · 4 bed / 3.5 bath · 3,744 sqft · HOA $533/mo · Flood Factor 6/10 · MLS #4147704

🙌 Making a Difference
The numbers from Arthur's flooding don't get smaller with time: 31.82 feet on the Biloxi River — a new record. More than 96 high-water rescues in Harrison County alone. Dozens of roads closed. Families still working through the damage.
Back Bay Mission is still the right place for anyone who wants to help with Gulf Coast flood recovery. They've been here since 1922 and they know how to convert a donation into actual relief — food, housing assistance, emergency support for families still dealing with the aftermath. Give at thebackbaymission.org or call 228-436-3222.
If you know someone still struggling from the flooding — and on the Coast, you probably do — this is the weekend to check in.

🐶 Pet Adoption — Jackson County Animal Shelter

Tibbs
Meet Maggie Mae — a five-month-old shepherd mix at Jackson County Animal Shelter in Gautier. A puppy with an old-fashioned name, and the shepherd temperament to match.
Shepherd puppies are trainable, loyal, and built for a life with purpose. At five months, Maggie Mae's current job is mostly exploring everything and being enthusiastic about it — which she does with full commitment. Shepherds bond hard to their people and don't forget. The relationship you build with a shepherd in puppyhood tends to hold for the dog's whole life.
JCAS is also one of the largest shelters on the Coast — established 1985, the only animal shelter in Jackson County, currently over 140 animals available. Every adoption makes room for one more rescue from the post-Arthur stray population the flooding generated.
Adoption fee is $50. That covers vaccinations, preventive worming, spay/neuter, and a free health exam certificate from the Jackson County Veterinary Society.

LOW TIDE LAUGHS
A Coast newsletter should probably make room for at least one thing that doesn’t ask anything from you except a smirk.
So we are.
Jazz on the Coast brought Blackwater Brass and River Eckert to the Saenger Saturday evening. One pelican had an advance ticket. The other one arrived with the band and made a decision. This week's Low Tide Laughs has both experiences covered
